- Sublevels
Below the school are tunnels which stretch out under the vast grounds, which can be accessed by a four lifts from the first floor. This area is strictly off-access to students who are unaccompanied by X-men (though you could try and sneak down...).

- Outdoors
The large outside courtyard is covered by large pale orange tiles which have been laid on the floor, with two small patches of grass inbetween the three which lead to Graymalkin Lane, the Garages and the Stablehouse.

- Classrooms
In here are the many classrooms of the Institute, which include all of the usual classes teenagers would take along with the classes that mutants would take to train their powers, though because of the laws on mutants and Bounty Hunters, all mutation-related classes are held inside (including flying, in a vast hall).

Here the students can come for some peace and quiet, to read, write or study. There are a vast range of books inside bookcases stretching from the floor to the ceiling, avaliable for anyone to read.

Here, any X-man can come to get away from teaching for a few hours, grab a coffee (or something stronger), get their feet up and rest. Or, they could party with the rest.

- Cafeteria
Here the students and X-men can rest for an hour and a half each school day, and as long as they like at the weekends, indulging in a range of food, ordered from a large firm who believe they're just filling the order of an oridinary private school.

- Observation Tower
The observation tower is the highest point of the entire mansion, being accesible by a spiral staircase and a lift, which is currently out of order, though it looks as though no one's going to repair it anytime soon. The Tower has a high roof and there are practically no walls above three foot up. After that it's windows all over until the roof.
